Europe remains at the heart of the coliving conversation, with established markets continuing to evolve alongside emerging cities, new operators, and innovative approaches. From housing affordability and changing resident expectations to investment and regulation, the region offers a diverse landscape for exploring what comes next for the sector. Europe’s housing landscape is under pressure, particularly in cities. In 2025, 9,6% of people living in EU cities were spending at least 40% of their disposable income on housing, compared with 5,6% in rural areas.
As affordability, space, and changing lifestyles reshape urban living, there is growing room to explore new residential models - including coliving and shared living.
In 2024, 48% of the EU population lived in flats, rising to 73% among people living in cities. At the same time, 33% of the EU population lived in under-occupied homes.
The question is increasingly not simply how much housing exists, but how effectively it responds to the way people want to live.
The European coliving ecosystem remains the largest regional hub in the global operator landscape. A 2025 industry dataset found that 47,5% of surveyed operators were based in Europe.
That concentration of developers, operators, technology providers, and investors creates a strong foundation for continued innovation.
With housing affordability remaining a major urban issue and shared living models continuing to evolve, Europe offers a mature, but far-from-finished market, connecting established operators with new entrants, investors, and emerging models.
North America holds a dominant market share globally, driven by escalating housing costs and a massive shift towards institutional investment. Understand why this region is a top contender:
The scale of housing pressure is significant. In Canada alone, 1,65 million households were living with roommates or extended family in 2021. These households were more likely to experience crowding, but less likely to face unaffordable housing costs than other households. Shared living is therefore already part of the housing landscape - creating an opportunity to explore how professionally managed models can respond to changing needs.
North America accounted for 25,4% of surveyed global coliving operators in 2025, making it the second-largest regional base after Europe. From professionally managed shared housing to flexible rental models, the market continues to develop beyond the traditional roommate model.
Remote and hybrid work have changed where people can live and work, creating opportunities to rethink residential models beyond established gateway cities. For operators and developers, that raises a bigger question: can community-led, flexible housing work at scale outside the traditional urban core?
Institutional capital is increasingly moving into residential alternatives, with USD 47,5 bn invested in the US living sector in Q3 2025 alone, up 11% year-on-year. As investors look beyond traditional multifamily, coliving is entering a broader conversation around scalable residential strategies.here
Accounting for nearly half of the global revenue share, the Asia-Pacific market is the fastest-growing coliving ecosystem and brings together some of the world's densest cities, rapidly growing urban populations, and highly developed technology ecosystems. APAC accounted for 13,6% of surveyed global coliving operators in 2025. A 2026 industry report estimates approximately 84.000 operational coliving beds across 12 APAC countries, representing 48% year-on-year growth. From Hong Kong and Singapore to Sydney, Seoul and Tokyo, high housing costs and limited urban space are pushing operators to think differently about how people live.
Large student and young-professional populations, international mobility, and changing expectations around flexibility are creating new demand for housing that combines private space with shared amenities and community. India alone was identified in 2026 as having the largest APAC development pipeline, with around 15.000 beds in development.
APAC’s technology-forward urban environments create a natural testing ground for smart access, digital resident experiences, community platforms, and increasingly tech-enabled operations. The opportunity isn't technology for technology's sake - it's about using it to make shared living more seamless, scalable, and responsive to residents.
With APAC coliving supply expanding rapidly and different markets sitting at very different stages of maturity, the region offers an opportunity to compare models, share lessons and connect emerging operators with international capital.
The Middle East is undergoing a major transformation of its built environment, with ambitious development programmes, growing international populations, and rapidly evolving real estate markets. Understand why this region is a top contender:
As cities such as Dubai attract increasingly international populations with freelance visas and tax benefits, demand is evolving around flexibility, convenience, and community - particularly among internationally mobile professionals. This creates an interesting opportunity to explore how shared living can sit alongside the region’s established hospitality and residential sectors.
The scale of real estate activity is significant. Dubai recorded more than AED 917 bn in real estate transactions in 2025, across more than 270.000 transactions. Within this rapidly developing market, shared living represents one of the residential models worth exploring as cities continue to grow and diversify.
The boundaries between living, working, hospitality, and third spaces are becoming increasingly fluid. For a region investing heavily in new urban districts and mixed-use development, this creates an opportunity to explore what shared living could look like when designed alongside - rather than separately from - these wider ecosystems.
Tax frameworks are shaping real estate investment across the region. Saudi Arabia’s 5% Real Estate Transaction Tax is one example of how taxation can influence the economics of residential development and investment - including emerging shared living models.
The coliving and shared living sectors have grown far beyond their localised roots.
