About this session

About this site tour

Coliving emerged as a sector that blurred the lines between short-stay hospitality and residential living. As the industry has matured, however, mid-stay and hybrid-hospitality formats have become increasingly common - and operators across multiple markets are observing longer average tenures and a broader range of resident lifestyles.

This shift raises interconnected questions about design, operations, and experience. Spaces and services must evolve when residents seek greater stability. At the same time, operators and investors are recognising that resident retention is not simply a qualitative measure - it carries real implications for community dynamics, occupancy performance, and long-term asset value.

This session brings together design, operational, and commercial perspectives to explore how the sector is responding to longer-term residency and what that means for the future of shared living.

What will be covered in this session?

  • Changing patterns of residency: from mid-stay to long-term living
  • Design considerations for environments that residents call home
  • Operational and service strategies as communities mature
  • The relationship between resident experience and tenure length
  • Measuring performance beyond occupancy - the retention equation
  • Balancing flexibility with stability across different portfolios and markets
